SCOPE OF WORKS

Commonwealth Government

The Electrical Services (lighting and power) work shall comprise the provision of the following major items:

  • Provision of fire rating all penetrations with an approved packing system
  • Transport and installation of client supplied uninterruptible power supply (UPS)
  • Conduits chased into slabs subject to structural approval
  • Table boxes – CMS Executive Standard Box
  • New UPS input/output distribution switchboard in CR. DB shall be labeled “CRDB”
  • Submains to new UPS input/output distribution switchboard in CR run from the existing tenant distribution boards provided by base building

The board shall have a wrap-around bypass facility together with a mechanical/key interlock system to prevent the wrap-around bypass being engaged without the UPS output first being isolated. Submain to be 2c 10mm PVC+E.

  • UPS Power via final sub-circuits to the new communications cabinets and new mechanical exhaust fan within CR via the distribution chassis of CRDB
  • New UPS Output Load Centre with lift-off door located in CRDB to supply UPS power to the communications rack and mechanical exhaust fan
  • New distribution board serving the mechanical supplementary systems, fans and reheat units
  • New 1x4c10mm+E PVC sub-main from the floor distribution board to DB-M
  • Power to security equipment as indicated on the drawings
  • Power to audiovisual equipment as indicated on the drawings
  • Power to the new mechanical supplementary units complete with local in-ceiling isolation switches

Electrical contractor shall wire from the DB-M located in the Comms room to the isolator and the mechanical services contractor shall wire from the isolator to the mechanical unit.

  • General lighting and power installation throughout.
  • New earth bar inside the CR fed on the local UPS switchboard for the earthing of communications equipment
  • AV structured cabling installation and microphone and speakers. Final cabling i.e. HDMI is by AV contractor
  • Earthing including to new metal wall linings (ballistic walls) and any new metal framework not bonded to the general earthing installation
  • Light and power sub circuit wiring and modifications (In kitchen areas no GPOs are to be located within 300mm of the front of the bench and equipment shall be circuited such that nuisance tripping does not occur).
  • Power installation throughout. Generally, for workstation power, the electrical services contractor shall be responsible for the installation of starter sockets and connection & testing of soft wiring to workstations (supplied by others).
  • Luminaires to the fit-out spaces
  • Luminaires
  • Motion detectors and presence detectors as shown in the drawings. Motion sensors in enclosed spaces shall be Clipsal recessed type
  • Socket outlets
  • Modification of Automatic and manual fire detection and alarm system.
  • Modifications to Sound system and intercom system for emergency purposes
  • Portable extinguishers
  • Provision of a fire relay signal to the security equipment panels located inside the security equipment room.
  • Emergency lighting system
  • Supply, installation of new electrical and communications cable trays as nominated on the drawings
  • Modification to any existing base building electrical services (including cable tray routes) as required to facilitate the fit-out works
  • Spare conduits
  • Miscellaneous works and equipment
  • Operating and maintenance manuals and as installed drawings
  • Preventative maintenance
