Satterley: Level 3 – 31 Troode St. West Perth

SCOPE OF WORKS

Satterley is a project for CDI Group. Cabling Network Solutions has been selected by CDI Group to supply, install and commission the following as part of the electrical installation works package:

  • Specified lighting
  • Alterations and additions to the existing Lighting Control
  • Install new Communications Solution to suit existing
  • Relocate existing Communications Solution to suit new layout
  • New RCD protected GPOs
  • New & relocated emergency lighting
  • Installation of New Security Services
  • Installation of Fire & EWIS Installation
  • Test & commission
  • As Constructed Documentation

ELECTRICAL – POWER & LIGHTING

  • Provide temporary light and power. Isolate all existing lighting prior to works in the ceiling. Provide Safety audit to data standard requirements including but not limited to visual inspection, earth continuity, insulation, earth loop impendence of all electrical in the ceiling, floor space and under the floor.
  • Provide equipment as shown in the drawings. GPO’s and dedicated GPO’s shall be Clipsal C2000. Series unless otherwise noted. Isolators shall be Clipsal XL1036N with neon to the required rating. Provide separate RCD protected circuits for cleaners’ outlets, labeled RCD Protected.Provide timer for all boiling water units as per BCA requirements.
  • Provide timer for all boiling water units as per BCA requirements.
  • Make safe all power services and remove all redundant cabling back to the switchboard/distribution point and remove all redundant equipment.
  • Modify the existing electrical distribution board as necessary to accommodate new circuit breakers, cabling and labeling as required.
  • Avoid the transfer of noise between offices and ensure that power and communication outlets are not mounted back to back. Where unavoidable supply and install an acoustic barrier to ensure sound transfer is equal to or improved on the standard wall installation.
  • All cabling to be a minimum of 4 mm2 TPS.
  • Provide appropriate earthing to all services and equipment.
  • Balance load equally (within 10{fe3e18132f42755cd085206e278ea81c1309eda4b601a2d8f208a07d64ff26a9}) power services over the three phases. Provide a minimum of four (4) hour test result that has been carried out during office hours at least one (1) week after the occupation.
  • Replace all existing circuit breakers that service GPO’s with 30mA ELCB’s. ELCB’s are not required for exhaust fans and air conditioning units – replace these circuit breakers with new to match existing.
  • Provide dedicated GPO c/w 6mm earth for Amcom services.
  • Amend existing general lighting layout, switching and circuiting to include relocations, deletions, additions, and modifications to match that shown on the drawings.
  • Provide new lighting, circuiting, switching, and cabling as shown in the drawings. All new lamps shall be of the same colour temperature and have the same colour rendering properties of existing lamps in adjacent fittings unless otherwise nominated. Light switches to be Clipsal SC 2000 Series.
  • Provide modifications to the existing Dynalite lighting system, all modifications are to be done by a licensed Dynalite contractor.
  • Provide RCD protected circuits as per AS /NZS 3000:2007
  • Provide appropriate earthing to services.
  • All lighting shall use a 1500mm flex and plug top/base method of installation unless otherwise specified.
  • All new wiring is to be of minimum 2.5mm2. Is to be multi-strand copper insulated thermoplastic sheathed PVC insulated cable as a minimum unless otherwise specified.
  • Remove, relocate and provide new emergency lighting, exit signage, and EWIS as shown in the drawings. Ensure connection of all emergency Exit signs and Emergency Luminaires to the existing BMS. Replace all existing batteries to these units and provide new test facility in accordance with AS 2293.
  • Provide a new lighting control system to all Artwork Luminaires and track systems, all track luminaires to the new ALSP are to be connected to the new ALSP within the storeroom. ALSP to be a touch panel with multiple program options and control of individual track runs (on/off/dim).
  • Engage Light Application or CTI to provide all Dynalite Base Building and new Dynalite LSP modifications. New BLSP, MSPR, RLSP, LSP, OSPR, HLSP, and ALSP are to be as per specification, allow control of luminaire and dimming as noted on drawings.
  • Remove, relocate and provide new smoke detection as shown in the drawings in accordance with AS 1670.
  • Provide fire and/or smoke signal to all supplementary air conditioning units and shut down units and outside air fans when the signal occurs including connection to the base building fire relay and associated cabling.
  • Provide fire and/or smoke signal to all non-computer room supplementary air conditioning units and shut down units and outside air fans when the signal occurs including connection to the base building fire relay and associated cabling.
  • Provide fire and/or smoke signal to all security doors and when a fire signal occurs the doors to open – including connection to the base building fire relay and associated cabling.
  • Clean all existing smoke detectors associated with AS1668 after final site clean-up and prior to occupation by the Tenant.
  • Update / provide new tactical fire plan.
  • Provide written independent certification of the installation.

COMMUNICATIONS SERVICES

  • Provide an end to end Structured Cabling Solution including but not limited to the provide new services (patch panels, frames, patch cords, of four (4) pair UTP cable cables, faceplates, connectors, outlets etc.), modification to existing, testing, labelling, 12 month maintenance period and 15 year manufacturer warranty, which will function as a multi-media telecommunications solution to support up to and beyond 1000Mbps transmission.
  • The installation is to be Panduit to match the existing – all components should be of the same manufacturer. Supply a copy of the current vendors’ certification at the time tender.
  • An RJ45 Integrated Structured Cabling Solution that uses Category 6 components shall be capable of providing Gigabit Ethernet operation using a full-duplex transmission with a Zero Bit Error Rate of better than 10-12.
  • The solution should define the method(s) of flexible patching for the telecommunications services to enable simple Moves, Adds & Changes, (MAC’s) without frequent rewiring of locations and retraining of staff. The solution should also provide easy to follow troubleshooting steps and procedures.
  • UTP cabling, 24-way panels, connectors, sockets, outlet plates, fly leads, patch leads, active equipment connectivity cabling, telephone backbone cable as required etc. required to make a complete working system.
  • The wiring sequence for RJ-45 connectors is EIA568A.
  • Connect all new and relocated outlets into the existing Rack 2 for Field Cabling.

  • Cord management every 2 RU and cable support at rear of panels
  • The number of panels for termination of cabling from the TPF is for a minimum of 100 pair or as required.
  • Horizontal cable management is to be installed every 3U of termination panels.
  • The rack layout is to be from the top shall be: PABX panels with management, Field UTP panels with management then Space for Hubs/Switches
  • The number of patch panels for the field cabling shall be the number of outlets divided by 24 plus two extra.
  • The number of patch leads is to be one per outlet plus 10{fe3e18132f42755cd085206e278ea81c1309eda4b601a2d8f208a07d64ff26a9} – nominal length 50{fe3e18132f42755cd085206e278ea81c1309eda4b601a2d8f208a07d64ff26a9} 2000 mm, 25{fe3e18132f42755cd085206e278ea81c1309eda4b601a2d8f208a07d64ff26a9} 1500 mm & 25{fe3e18132f42755cd085206e278ea81c1309eda4b601a2d8f208a07d64ff26a9} 1000 mm. Final lengths to be confirmed prior to ordering.
  • The number of fly leads is to be one per outlet plus 10{fe3e18132f42755cd085206e278ea81c1309eda4b601a2d8f208a07d64ff26a9} – nominal length 2500 mm. Final lengths to be confirmed prior to ordering.
  • Remove existing wall mounted IDF and relocate the existing tie cable, terminate into new RJ45 patch panels in the rack.
